Commercial Parking Lot Drainage | Crown Valley Landscape
Commercial Permavoid Installation

Water has to go somewhere. Give it a way down.

A standard parking lot sub-base holds up pavement but does nothing with rain. We install Permavoid stormwater drainage underneath commercial lots across the San Fernando Valley and Los Angeles, so runoff moves into the ground instead of sitting on top of it.

Standard sub-base was never built to manage water

It's built to support the pavement above it, full stop. When water has nowhere to go, it sits under the asphalt or seeps into the base material.

Repeated freeze-thaw cycles and the sheer weight of vehicle traffic eventually break the pavement down from underneath. Cracking, potholing, and standing water are usually signs the drainage below the surface isn't doing its job.

Permavoid replaces that standard sub-base with a structure that does both jobs at once — it supports the pavement and vehicle loads above it while storing and managing the stormwater underneath.

Built for the loads a commercial lot actually carries

Parking lots see constant, repeated loading from cars, delivery trucks, and in some cases heavier vehicles at loading docks or fire lanes.

  • General parking areas — the standard Permavoid line, sized for everyday car traffic.
  • Loading docks & delivery routes — a heavier-rated line within the same product family.
  • Fire lanes — sized during site assessment to the specific access and load requirements.

How we install it

The same general sequence as any sub-base replacement, adjusted for the load the lot needs to carry.

Site assessment

We evaluate the existing soil, grading, and drainage tie-ins, and confirm the traffic load the lot needs to support.

Excavation & base prep

The area is excavated to the depth the system requires, and the base is leveled and compacted.

Geotextile & cell placement

A geotextile membrane goes down first, then the Permavoid cells are placed and interlocked according to manufacturer specifications.

Connection to drainage

The system ties into existing storm drains or infiltration points as needed, depending on the site.

Capping & paving

Once the cells are in place, the system is capped and the surface, typically asphalt, is installed on top.

We source our Permavoid product through ABT, so every installation uses components built to the manufacturer's specifications.

What property owners gain

Fewer potholes, less cracking Water damage under the pavement stops driving the deterioration.

No standing water Puddling across the lot after rain is gone.

No lost parking capacity Stormwater is managed on site instead of needing a retention pond that eats into spaces.

Easier compliance Built to help the property meet local stormwater and impervious surface requirements.

Invisible below grade The system doesn't change how the lot looks or functions day to day.

Frequently asked questions

Can Permavoid handle a fully loaded delivery truck or fire lane?

Yes. Permavoid comes in different load ratings, and we size the product to the heaviest traffic the lot actually needs to support, including loading docks and fire lanes.

Does installing Permavoid mean losing parking spaces?

No. Because the system sits below the pavement, it doesn't take up surface space the way a retention pond or bioswale would. The lot keeps its full parking capacity.

How is this different from the athletic field system you install?

Parking lots need a Permavoid line built for vehicle loads under pavement. Athletic fields use a different line built for turf, since the surface and the load are different.
